DealMachine
A nationwide property and owner-data platform with map search, enrichment, mobile driving-for-dollars workflows, mail, API, and collaboration.
FULL DESCRIPTION
What DealMachine actually provides
DealMachine is a property-intelligence and outreach toolkit with nationwide records, owner enrichment, map search, mobile driving-for-dollars, team collaboration, exports, API access, and usage-based direct mail. It is widely aligned with investor workflows but can support targeted property prospecting by real estate professionals.
How it fits into day-to-day work
Build narrowly defined lists, understand the credits required to enrich them, and choose a compliant outreach channel. Keep data, mail, integrations, and labor as separate costs. Measure record accuracy, owner contact, response, appointment, and transaction results by list filter and campaign.
What the team must be ready to operate
Create the compliance and prospecting process together. Define permitted uses, suppression checks, list freshness, verification, scripts, disposition codes, retry cadence, exports, and deletion. More records do not help when the team cannot work them carefully and consistently.
How to evaluate the economics
Measure accuracy, reachable decision makers, conversations, appointments, and signed clients by list type. Data credits, dialer or mail usage, labor, and compliance processes belong in the true cost of acquisition.
- Before launch: write down the source, promised unit, complete cost, team owner, response standard, and current baseline.
- During setup: test routing, permissions, integrations, exports, reporting, and the exact handoff to a person.
- Every week: review delivery, data quality, conversations, appointments, spend, and unresolved follow-up.
- At 90 days: compare signed clients and realistic pipeline value with all cash and labor invested in DealMachine.
Contract, data, and exit checks
Before committing to DealMachine, put the full term, automatic renewal, cancellation window, fee changes, territory rules, replacement policy, support level, and every included service in writing. Confirm who owns contacts, activity history, recordings, websites, campaign audiences, phone numbers, and creative. Ask which information can be exported in a usable format, what stops working at cancellation, how long data remains available, and whether any transition support is included.
